By using this website or engaging our services, you confirm that you are aged 18 or above and have the legal capacity to enter into a binding agreement. If you are engaging on behalf of a company or organisation, you represent that you have authority to bind that entity to these terms.

quellails provides property rental advisory services in Kuala Lumpur, Malaysia. Our three primary services are:

  1. Concierge Move-In Coordination — logistical support for settling into a newly rented property (RM 2,850, one-time)
  2. Property Viewing Coordination — organised research, pre-screening, and viewing management for prospective tenants (RM 3,800, one-time)
  3. Property Management Oversight — ongoing monthly management, maintenance coordination, and reporting for rental properties (RM 6,450/month)

All content on this website — including text, imagery, structure, and design — is the property of quellails or its licensors. You are granted a limited, non-exclusive licence to access and view the site for personal, non-commercial purposes. You may not reproduce, distribute, or adapt any content without prior written consent.

6. Payment Terms

All fees are quoted and payable in Malaysian Ringgit (RM). Payment terms are specified in the service agreement issued prior to engagement. For one-time services, payment is typically required before work commences. For Property Management Oversight, monthly fees are invoiced on the first of each month and payable within ten working days.

7. Service Delivery

We will deliver each service in accordance with the scope outlined in the relevant service agreement. Timelines are estimates based on normal operating conditions and may be affected by third-party factors (e.g., landlord availability, contractor scheduling). We will communicate any delays promptly. Scope changes require written agreement from both parties.

8. Cancellation and Refunds

For one-time services (Move-In Coordination and Viewing Coordination), cancellations made more than five working days before the commencement date may be eligible for a partial refund, less any costs already incurred. Cancellations within five working days of commencement are non-refundable.

For Property Management Oversight, the agreement may be terminated by either party with 30 days' written notice. Fees already invoiced and covering the notice period are non-refundable.

9. Disclaimers

quellails provides advisory and coordination services. We do not act as a licensed real estate agent, do not hold funds on behalf of clients or landlords, and do not guarantee the outcome of any property search or tenancy. We provide our best professional judgment, and all decisions remain with the client.

Our website is provided on an "as is" basis. We make no warranties regarding uninterrupted access, accuracy of all content, or fitness for a particular purpose.

10. Limitation of Liability

To the maximum extent permitted by Malaysian law, quellails's total liability for any claim arising from these terms or our services shall not exceed the fees paid by you for the service in question. We exclude liability for indirect, consequential, or incidental losses.

11. Confidentiality

We treat all client information with discretion and will not disclose your personal or property details to third parties except where necessary to deliver the service, as permitted under our Privacy Policy, or as required by law.

12. Termination

We reserve the right to terminate or suspend services in the event of a material breach of these terms by the client, with written notice. Where a service has not yet commenced, you may withdraw your engagement at any time, subject to the cancellation terms above.

13. Governing Law and Dispute Resolution

These Terms and Conditions are governed by the laws of Malaysia. In the event of a dispute, we encourage both parties to attempt resolution through direct communication first. If a resolution cannot be reached, disputes shall be referred to the courts of Malaysia, which shall have exclusive jurisdiction.

14. Changes to These Terms

We may update these terms from time to time. Changes will be reflected in the "Last Updated" date at the top of this page. Continued use of our website or services following any update constitutes acceptance of the revised terms.
